Jason Patterson

Jason is a property educator and investor specializing in residential flats with short leases. His strategy involves purchasing flats with leases below 80 years, extending the lease, and creating an uplift in value. He also runs a training and mentoring company teaching individuals how to buy and profit from short lease flats. Jason shared, “I help individuals to become financially free. This is via the Short Lease Flats Course. You can buy small units and work your way up to matching your full-time wages.”
Jason’s inspiration to get into property came from hearing about people who owned over 1,000 properties and one person with 8,000 flats. When he calculated that 8,000 flats renting at £600pcm equals nearly £5 million pcm, he was amazed and motivated to follow their blueprint.
A key mentor in Jason’s journey was his mortgage broker, who gave him valuable guidance over 20 years ago. The broker helped Jason see the importance of adding value to properties rather than simply buying and letting them out. Since then, Jason has always focused on adding value, whether by extending leases, refurbishing, or reconfiguring flats.
Jason’s transition is reflected in one of his proudest achievements going from working 11 years at Sainsbury’s, stacking bread and pushing trolleys, to purchasing a Bentley from Jack Barclay Bentley in Mayfair. Jason recalled, “I had a dream that one day, instead of walking past there in my Sainsbury’s uniform, wishing I had a Bentley, it was to actually go into the branch and buy one. And then drive it out of the main entrance on Berkeley Square, Mayfair.”
Jason’s journey has been incredible, and he’s excited about the future. He plans to grow his property education business into a larger brand under the name Short Lease King. Initially unsure about pursuing this direction, he’s now committed to scaling the business.
In the long term, Jason aims to hold most of his portfolio unencumbered and expand his holdings. He also envisions a training company offering a wider range of subjects and hopes to take on more speaking engagements.
When asked to share a valuable book or course, Jason recommended Rich Dad Poor Dad. He found the Cashflow Quadrant section particularly impactful. We also asked what he’s looking for now, Jason said, “I have found it—'The Freedom of Time' and working for fun, not out of necessity. Having the freedom of time is the ultimate commodity along with good health. Business-wise, more students for my training courses is what I’m looking for.”
Jason’s story proves that with the right blueprint, belief, and determination, you can achieve success. His journey is inspiring, and his dedication to educating others about financial freedom is truly commendable.
