Carolyn Nyahuye

At PeopleDem property we believe in celebrating our community by spotlighting black excellence in property. Today we are celebrating Carolyn Nyahuye.

 

Carolyn is the founder of Horizon Capital Estate, a company that provides a comprehensive “one-stop shop” service for high-yield property investments, including HMOs, residential lettings, and serviced accommodation. Carolyn has earned many accolades throughout her journey, but one achievement she’s particularly proud of and that many people don’t know is winning her first business award at just 18 years old. She was recognised as a Young Successful Business Entrepreneur for her first venture, a jewellery business, and received the award from the Mayor of Middlesbrough. That experience gave her a huge confidence boost at a young age and taught her that with hard work and determination, anything is possible.

 

Carolyn’s passion for property began while studying Quantity Surveying at the University of Salford. After completing her degree, she went on to hold several senior roles across sales, estate management, and construction management. She now leads an acquisition team for a local authority. These experiences gave her valuable insight into different areas of the industry and helped her build a strong professional network. Over time, that knowledge and those connections inspired Carolyn to take the next step and launch her own estate agency.

 

When asked, “Who has helped you get to where you are today?” Carolyn shared:

 

“As a Black woman running a real estate agency in a male-dominated industry, I’ve been fortunate to find incredible support and mentorship within my community. Connecting with other professionals from diverse ethnic backgrounds has been a major source of motivation and guidance. Their shared experiences, encouragement, and belief in my vision have played a key role in helping me establish and grow my business.”

 

One book that has had a significant impact on Carolyn is The Chimp Paradox by Professor Steve Peters. It’s a powerful guide to understanding and managing your mind particularly your “inner chimp,” which represents your emotional side. Learning how to recognise and manage that part of herself has helped Carolyn stay focused, make better decisions, and handle challenges more effectively, both in business and in life.

 

Looking ahead, Carolyn is focused on expanding her horizons. Over the next few years, she plans to develop mentorship and training programmes for people who want to start their journey in property. She recognises that not everyone has had the same opportunities she’s had, and she wants to use her experience to help others find their path and succeed. She’s especially keen to connect with passionate individuals already in the property industry, as well as skilled tradespeople who share her drive for growth and collaboration.

 

She also aims to redefine the traditional lettings experience with Horizon Capital Estate. The company is focused on innovation and moving beyond the standard estate agency model by offering services such as training, mentorship, and Airbnb management. Their vision is to build a dynamic, full-service brand that supports both clients and professionals. In the coming years, they plan to open offices in Manchester and Birmingham.

 

In ten years’ time, Carolyn sees herself leading a successful training and mentorship programme that inspires and empowers others to start their own journeys in the property industry. She also aims to expand Horizon Capital Estate with multiple offices across the UK while continuing to grow her international property portfolio. Carolyn’s ultimate goal is to create opportunities, share knowledge, and help others achieve success in a field she’s truly passionate about.

 

Carolyn also wanted to share this piece of advice:

“In this industry, it’s so important to stay true to your authentic self. Trust your instincts they’re often your best guide. Whether you’re assessing a potential investment, dealing with property damage, or choosing the right tenant, your gut feeling can tell you more than numbers sometimes can. Staying grounded and trusting yourself will always take you further in property”

 

It’s an honour to write about Carolyn. She has already achieved so much in founding her own business and building a successful career and this is only the beginning of her journey. We look forward to seeing how Carolyn and Horizon Capital Estate continue to grow and excel in the years ahead.
