Kayode is the Vice President of Investor Relations at Trinity Assets. He holds an MBA from Aston University and a certification in Private Equity from Imperial College London. Trinity Assets specialises in creating assets, profits and income for its clients through property development. Based in Birmingham, West Midlands, UK, the company sources, structures, finances, develops and manages real estate projects across the region. It has established joint venture agreements with equity partners, whose funds are ring-fenced within their own special purpose vehicles. As an award-winning residential developer, Trinity Assets has undertaken commercial and residential projects with a combined Gross Development Value (GDV) of over £30 million. Drawing on the wealth of experience of its directors, partners and consultants, the company strives to consistently deliver successful returns to its diverse network of institutional investors and joint venture partners. Its primary focus is acquiring and developing multi-unit projects across the West Midlands while delivering high-quality schemes.
Kayode was born in Birmingham and initially studied Computers, Networking and Communication Technology at Coventry University. After completing his studies, he worked in several roles, primarily as a consultant. His experience included working as an IT Support Technician at Aston University and as a Business Analyst contractor for AQA. During his time at AQA, he worked on the CRM Replacement Project, implementing an out-of-the-box Microsoft Dynamics CRM 2011 solution for an education charity. His responsibilities included conducting interviews and workshops to gather requirements from stakeholders and mapping the existing and proposed business processes across several business units before the implementation of Microsoft Dynamics. He was also responsible for all aspects of testing the first phase of the CRM project, including writing test series, test cases and test scenarios, carrying out integration testing, collating feedback, documenting bugs and overseeing and managing the user acceptance testing (UAT) phase. In addition, he was responsible for making recommendations to the Project Board, through the Project Manager, on whether the application was ready to go live. His final role before moving away from consultancy was as a Business Analyst at Deutsche Bank.
Over time, Kayode grew tired of consultancy work and decided to pursue a career in property development. He recognised a gap in the market, realising that young professionals were an underserved segment of the housing market. Believing he was well positioned to address this need, he began developing co-living and build-to-rent schemes. His first project consisted of houses in multiple occupation, comprising 20 rooms across three properties. From this initial venture, he gradually scaled his business.
Kayode's primary focus is finance and capital structure. He recognised the importance of understanding how to raise money effectively in the UK, structure deals appropriately and deploy capital efficiently. Developing this understanding became a key part of his journey as a property developer and investor. During a podcast, he shared the experience of securing one of his first investors and explained how an unexpected meeting helped shape his approach to raising capital.
"It's not easy raising money and I realise. At the time I was raising money in the UK. My background was obviously consultancy, I knew many consultants in London and across the country. Really good people, they have a lot of liquidity but the money I was raising wasn't significant enough. I went to a property meetup, and I came across two investors from Singapore, and they were looking to scale. They were sat on so much money and wanted to deploy capital in the UK. They had heard about Birmingham and came across the 2031 plan for the region at the time, it’s now the 2040 plan. And they realised that they wanted to have a presence in the West Midlands. So they came to this property network, where I bumped into them and initial I didn't want to talk to him, because he didn’t look like your typical investor but we got talking and I said to him what are you looking for? He was just trying to connect with people in the West Midlands. I then took him down to a few HMOs I had been looking at, and he liked what he saw and he said I've got £200,000 and the rest was history. Looking back at that time he wanted to work with me on a small project to see how I worked and get to know me a bit more because his plan was to invest in the region of 7 or 8 figures within the UK."
This experience taught Kayode an important lesson about the value of building trust through delivering results. He realised that establishing value and demonstrating the ability to deliver on promises are essential to building strong investor relationships. Once that trust is established, it becomes possible to grow and scale a business further.
